Moving in

WHEN ACTING FOR YOU AS A PURCHASER OUR SERVICES INCLUDE:

  • Checking Contract and Form 1 Disclosure Statement 
  • Prepare Client Authorisation documents and obtain instructions from you as purchaser 
  • Complete Verification of Identity 
  • Liaise with your Bank or Broker if you are obtaining finance for the purchase.  
  • Liaise with anyone else that has an interest to be registered on the Title. 
  • Obtain current rates and taxes due on the property  
  • Calculate the adjustment of rates and taxes  
  • Ensure any conditions of the real estate Contract are meet by the due dates 
  • Arrange Title Insurance through Stewart Title
  • Prepare settlement statement detailing purchase price, adjustment of rates and taxes, stamp duty and registration costs, loan funds available, and any balance due by you 
  • Attend to settlement and the certification of transfer document and lodgements via PEXA with the Land Titles Office 
  • Attend to settlement at the Lands Title Office if required 
  • Payment of stamp duty to Revenue SA 
  • Advise relevant departments of change of ownership following settlement   
  • Confirming with you and the agent that settlement is completed and you can collect the keys!
